AN EMERGENCY SITUATION IS SOMETHING THAT IS HAZARDOUS TO HEALTH OR PROPERTY, AND CANNOT WAIT UNTIL REGULAR OFFICE HOURS.
Please call Locks on Wheels at 503.796.9600 – RESIDENTS ARE RESPONSIBLE FOR LOCKOUT SERVICES
INABILITY TO LOCK OR SECURE HOME
Please contact Rental Housing Maintenance Services at 503.678.2136, identifying yourself as a resident of a property managed by Specialized Realty Services.
Call 911, then call Specialized Realty Services at (503) 533-8022 to report the incident.
First, look for the local shutoff valve for the item that is actively leaking or flooding.

Toilets have an angle stop knob at the base.

Faucets have an angle stop underneath in the cabinet area for both hot and cold water underneath.

Water heaters have a lever at the location of the water heater.

Washers have hot and cold knobs at the wall behind the washer.
If turning off the local shutoff does not stop the problem, find the water main for your home or unit, and turn off at the source. (How do I turn off the main water supply? – See Here )
Then contact Rental Housing Maintenance Services at 503.678.2136, identifying yourself as a resident of a property managed by Specialized Realty Services.
Contact your local water utility service to ensure there is not an outage in the area.
Then, check the home inside and out for any water leakage of flooding. If you see any signs of flooding, turn the water off at the main water supply. (How do I turn off the main water supply? – See Here)

(Temperatures below 45 degrees)
Check water heater to ensure pilot light is on (if gas) and breakers to ensure they have not tripped (How do I check and reset the circuit breakers? – See Here ) keeping in mind that a tripped breaker MAY NOT BE OBVIOUS OR TRIPPED ALL THE WAY. To be SURE, you may choose to turn the switch all the way to the “off” position” then to on. **Residents will be held responsible for emergency call service fees if the breaker was tripped**

First, check to see if the entire area is without power by contacting the local electric company. General Electric for outage information at 503.464.7777 or PGE Outage Map .
Next, thoroughly check the main circuit breaker (How do I check and reset the circuit breakers? – See Here ) keeping in mind that a tripped breaker MAY NOT BE OBVIOUS OR TRIPPED ALL THE WAY.
